Premier Income Analysis Tool
This income analysis software employs the Mortgage Equity Technique, the
Discounted Cash Flow Method, and Net Present Value analysis. It calculates IRRs and performs yield sensitivity analyses. It prepares
Income Statements, Rent Schedules, Capitalization Rate Reports, and more
than 30 basic reports that you may need to support your value calculations.
The "capitalization rate." is developed using an advanced derivative
of the Mortgage Equity Technique. This rate is critical to a good analysis and you cannot just pull it
out of thin air. The rate varies, depending upon many factors - all of
which our income analysis software takes into account. These factors include
the investor's required rate of return, the interest rate on a mortgage,
projected growth rates in income and expenses, and more.
It is easy to perform extensive "what if" analysis. What if future income and expenses grow at 1%, 2%, 3% ? What if the mortgage rate is 7%, or 8%, or 9% ? technology. Most of our competitors use "templates" based upon
the Excel spreadsheet program or a packaged database program. At $79.95,
they may be "better than nothing." But the truth is that they
are not up to the job. If you are considering paying more than that for
a spreadsheet template program, we urge you to take a closer look. Don't
waste your money.
The Narrative Complete standalone product has been discontinued. Narrative
Complete and its functionality are now incorporated into our Commercial
Complete product line.
